Meridian Development Group
The Meridian Development Group (MDG) has identified a drive-to destination retirement and assisted living development opportunity in Northern Baja California, Mexico providing significant return on investment for the medium to long term with a viable exit strategy. MDG has conducted a detailed review of the subject property proposed for the project known as “La Estancia” located just inland from the Baja Pacific Ocean coastline, 35 miles south of the USA/ Mexico border with San Diego, south of the resort town of Playas de Rosarito and north of the Valle de Guadalupe (wine country) accessed by the Pacific Coast Highway extending from the USA border to Ensenada, Baja California.
La Estancia the project site for the proposed retirement community consists of 99 acres (40 Hectares) of protected valley land area offering a year round Mediterranean climate, 320 days a year of sunshine, within rolling hills, adjacent to an aquifer producing 110 degree spring water year round. The master plan for this retirement community will include a manmade lake with water features and river project to capture water from the existing aquifer converting the low lands of this area into a water river element around which will be developed the proposed “La Estancia” retirement community.
La Estancia retirement community will include as its principal amenity a “hacienda” style village offering a restaurant, general services, library and game rooms for social gatherings. Surrounding the Spanish styled town an 18 link Olympic golf putting course will be designed around the water elements. In and around the hillsides will be built clusters of retirement villas and town homes varying in sizes which will be offered for sale or rent to semi-retirement and retirement markets.
